Creating a Template
Build a custom document checklist template from a base pack.
Creating a template takes two steps: pick a name and base pack, then customize the items in the editor.
Pro plan required. Go to Templates in the sidebar to get started. If you're on a Free or Starter plan, you'll see an upgrade prompt.
Step 1: Name and base pack
Go to Templates → New Template.
Template name
Give your template a clear, descriptive name — this is what you'll see in the loan file selector when choosing a template.
Good names are specific:
- "FHA Purchase – W2"
- "DSCR Investment Property"
- "Self-Employed Refi"
- "VA IRRRL Streamline"
Avoid generic names like "Template 1" — they become hard to distinguish when you have several.
Starting pack
Choose which standard pack to build from:
| Base pack | Use when your template is based on... |
|---|---|
| W2 / Salaried | Conventional or government loans for W2 borrowers |
| Self-Employed | Loans where the borrower owns a business or files Schedule C |
| Bank Statement (Non-QM) | Non-QM loans using bank deposits for income qualification |
Below the selector, you'll see a preview of all the items that come with the chosen pack. These are the starting point — you'll add, remove, or adjust them in the next step.
Click Create Template when ready. BorrowerDocs creates the template and takes you directly to the editor.
Step 2: Customize in the editor
The template editor opens with all the base pack items pre-loaded, grouped by category (Income, Assets, Identification, Property, Other).
From here you can:
- Add items — click Add Item (top right) to add new document requests
- Delete items — click the trash icon on any item row to remove it
- Rename the template — click the pencil icon next to the template name

What gets pre-loaded by base pack
W2 / Salaried — 4 items
- Pay Stubs (Last 30 Days) — Income
- W-2s (Last 2 Years) — Income
- Bank Statements (Last 2 Months) — Assets
- Government-Issued Photo ID — Identification
Common add-ons: purchase contract, Social Security card, tax returns.
Self-Employed — 6 items
- Personal Tax Returns (Last 2 Years) — Income
- Business Tax Returns (Last 2 Years) — Income
- Year-to-Date Profit & Loss Statement — Income
- Business Ownership Verification — Income
- Bank Statements (Last 2 Months) — Assets
- Government-Issued Photo ID — Identification
Common add-ons: purchase contract, CPA income analysis, additional statement months.
Bank Statement (Non-QM) — 4 items
- Bank Statements (12–24 Months) — Income
- Business Ownership Verification (If Using Business Statements) — Income
- Asset Documentation — Assets
- Government-Issued Photo ID — Identification
Common add-ons: purchase contract, lender overlays (expense factors, CPA income analysis, etc.).
After creating
The template is immediately available in the loan file selector under My Templates. You can create as many templates as you need on the Pro plan.
