1. Who we are

This website and the BorrowerDocs platform are operated by BYTEPAIR LLC ("we", "our", "us"). BorrowerDocs is a brand name used by BYTEPAIR LLC. References to "you" mean either a broker (account holder) or a borrower using the portal at the invitation of their broker.

2. Information we collect

Broker accounts

• Name and email address (for account creation and login)
• Business name, logo, and NMLS number (for portal branding)
• Billing information (processed by Stripe; we do not store card numbers)
• Usage data (pages visited, actions taken) to improve the product

Borrower portal

• Name and email address (provided by the broker when creating a loan file)
• Documents uploaded through the portal (stored encrypted in Cloudflare R2)
• Messages sent through the portal Q&A threads
• Device and browser information for security and fraud prevention

3. How we use your information

• To provide and maintain the BorrowerDocs service
• To send transactional emails (magic links, document reminders, upload notifications)
• To process payments and manage subscriptions
• To detect and prevent fraud, abuse, and security incidents
• To improve the product through aggregated, anonymized usage analytics
• To comply with legal obligations

We do not sell your personal data. We do not use borrower documents for training AI models or any purpose beyond providing the service to your broker.

4. Data sharing

We share information only with service providers that help us operate the Service, and only as needed to provide and improve BorrowerDocs. These service providers may include:

• Infrastructure and hosting providers (to run our website and application)
• Data storage providers (to store uploaded documents and application data)
• Email delivery providers (to send transactional emails such as magic links and notifications)
• Payment processors (to process subscriptions and payments)
• Analytics providers (to understand usage and improve the Service)
• Advertising and measurement partners (to measure ad performance and conversions, such as via pixels)

We may disclose information if required by law, legal process, or to protect the rights, property, or safety of BYTEPAIR LLC, our users, or the public.

5. Data retention

Uploaded documents and messages are permanently deleted from our storage on two paths: deleting a loan file removes documents within minutes (on the next background job run); closing a loan file removes documents after a plan-based delay: 30 days (Free), 90 days (Starter), or 180 days (Pro). In both cases, the loan file record, checklist history, contact records, and event logs are retained for audit purposes.

There is no self-serve account deletion at this time. To request deletion of your account and all associated data, contact [email protected]. Borrowers may contact their broker to request removal of their uploaded documents.

6. Cookies and tracking

We use cookies and similar technologies (such as pixels and local storage) to operate our Service, understand how the Service is used, and measure the effectiveness of our marketing.

Essential cookies. We use cookies necessary for authentication (broker accounts) and magic-link portal access (borrowers).

Analytics (Google Analytics 4). We use Google Analytics 4 ("GA4") to understand how visitors use our website and to improve our product and marketing. GA4 may collect information such as pages viewed, approximate location, device and browser information, and interactions with the site. If enabled, Google signals may associate visit data with Google accounts for users who have consented to such association through their Google account settings.

Advertising measurement (Meta Pixel). We use the Meta Pixel to measure the performance of our advertising, understand conversions, and improve ad targeting. The Meta Pixel may collect information about your visit and interactions with our website and may use cookies or similar technologies. This may allow Meta to recognize your device and show you ads on Meta platforms based on your visit to our website.

Your choices. You may be able to limit or disable cookies through your browser settings. You can also manage ad preferences through Google and Meta:

7. Your rights

BorrowerDocs is not directed at individuals under 18. We do not knowingly collect personal information from children.

10. Changes to this policy

We may update this Privacy Policy from time to time. We will notify broker account holders by email of material changes. The effective date at the top of this page reflects the most recent update.
