Uploading Documents

How borrowers upload files to the portal, including from mobile devices.

Borrowers upload documents from the portal checklist — no email attachments, no third-party apps. Files go directly to secure cloud storage and appear in your checklist immediately.


How to upload

From the portal checklist, borrowers:

  1. Find the document request they want to submit
  2. Click Upload on that item
  3. Click Select Files on the upload page
  4. Choose one or more files from their device
  5. Wait for the upload to complete

Multiple files can be selected at once. Each file uploads in sequence with a progress bar. When all files finish, a confirmation message appears:

"All files uploaded successfully."


File limits

Limit Value
Maximum file size 50 MB per file
Files per upload session No limit — select as many as needed
Uploads per hour 20 per borrower (across all items)

If a file exceeds 50 MB, it's rejected immediately with:

"File exceeds 50 MB limit."

If a borrower hits the hourly rate limit:

"Too many uploads. Please wait before trying again."


Accepted file types

BorrowerDocs accepts any file type — PDF, JPG, PNG, HEIC, and others. Most mortgage documents are PDFs, but borrowers can also upload photos of physical documents taken with their phone camera.


Upload states

As files upload, borrowers see a per-file status row:

State What borrowers see
Uploading Animated spinner + progress bar
Complete Green checkmark
Error Red X + error message

After uploading

Once a file is uploaded:

  • The item's status updates automatically to Partial or Uploaded
  • The upload appears in your checklist immediately
  • You can open the item to preview all uploaded files
  • The borrower can see their uploaded files on the item's page

Uploading more files

Borrowers can add more files to an item at any time while the item isn't approved. After the initial upload, the button label changes to Upload More.

Once you mark an item Approved, the upload button is hidden — no further uploads are accepted for that item. The item page shows:

"This document has been approved. No further action needed."


Re-uploading after Needs Re-upload

If you mark an item Needs Re-upload, the item shows in red in the borrower's checklist and the Upload button reappears. The borrower can then submit corrected files.

Previously uploaded files are retained — new uploads are added alongside existing ones. After the borrower re-uploads, you can review and approve (or request another re-upload if needed).


From mobile

Uploading works the same on a phone. When borrowers tap Select Files, their device's native file picker opens — they can choose from:

  • Photos and videos in their camera roll
  • Files saved to their device or cloud storage (iCloud, Google Drive, Dropbox, etc.)
  • A freshly taken camera photo (on most mobile browsers)
