Automatic Borrower Reminders
Configure 24-hour, 72-hour, and weekly reminder emails for outstanding document requests.
BorrowerDocs can automatically email borrowers to remind them about outstanding document requests — no manual follow-up needed. You can configure when these reminders go out from Settings → Notifications.
Automatic reminders are a Pro plan feature.
How reminders work
When a loan file is created and the portal invitation is sent, the reminder clock starts. BorrowerDocs checks for outstanding items (any item not in Approved status) and sends reminders on the schedule you configure.
Reminders go to all contacts on the file — the borrower and co-borrower, if one exists. They're sent from your configured reply-to address so replies come back to you.
Available reminders
| Setting | Label | Default | Timing |
|---|---|---|---|
| 24-hour reminder | 24-hour reminder | On | 24 hours after the file is opened |
| 72-hour reminder | 72-hour reminder | On | 72 hours after the file is opened |
| Weekly follow-up | Weekly follow-up | On | Every 7 days until all items are approved |
Each can be toggled on or off independently.
24-hour reminder
Sent 24 hours after the borrower's portal link is sent, if any items are still outstanding. Good for catching borrowers who clicked the link but didn't finish uploading, or those who forgot after the initial email.
72-hour reminder
A second nudge at the 3-day mark. Useful for borrowers who missed the 24-hour email or said "I'll do it later" and didn't.
Weekly follow-up
Continues weekly until every checklist item is Approved. This is the most important toggle for keeping files moving — borrowers sometimes need multiple touches, especially for self-employed or bank statement loans with many documents.
Once all items are approved, the reminders stop automatically.
Saving notification settings
Toggle the switches for the reminders you want enabled, then click Save Notifications. Changes take effect for all future reminders — active files already in the reminder queue will pick up the new schedule on their next scheduled send.
Plan requirement
All three notification toggles are Pro-only. On Free and Starter plans, the settings page shows a lock message:
"Automatic reminders are a Pro feature."
The toggles are disabled and cannot be changed until you upgrade. Click Upgrade to Unlock to go to the Billing page.
After upgrading to Pro, return to Settings → Notifications to turn the reminders on.
Tips for using reminders well
Keep all three on. Most brokers leave all three reminders enabled. The weekly follow-up is particularly effective — it catches borrowers who need a lot of time to gather documents (bank statements, tax returns) and keeps the file alive without you having to manually chase them.
They stop automatically. You don't need to remember to turn them off when a file is complete — once everything is approved, the reminders stop on their own.
Reminders go to all borrowers. If a co-borrower is on the file, they get the reminders too. This is useful for DSCR and investment property loans where both borrowers may have separate documents to provide.
