How the Portal Works

An overview of what borrowers see and experience in the BorrowerDocs portal.

The BorrowerDocs borrower portal is a private, secure website your borrowers access via a magic link you send them. It's fully branded with your company name and logo, and requires no account creation or password.

This page describes the portal from the borrower's perspective — useful for knowing what to tell clients before you send them a link.


What borrowers receive

When you click Send Portal Link, your borrower gets an email from your name and reply-to address with a single button linking to their portal. The subject line reads:

"[Your Company Name] — your document portal is ready"

No username, no password, no app to download. The link is the key.


The portal header

When borrowers open the link, they see a header showing:

  • Your company logo (if uploaded)
  • Your company name
  • A theme toggle (light/dark mode)

Below the header, your intro text is shown if you've configured one — a good place for a welcome note or instructions.


The document checklist

The main page is titled "Your Document Checklist" and shows a progress summary at the top:

"2 of 5 items approved · 3 still needed"

Document requests are grouped by category — Income, Assets, Identification, Property, and Other — matching exactly how you see them on the broker side.

Each item shows:

  • The document name
  • A status badge (Requested, Partial, Uploaded, Approved, or Needs Re-upload)
  • A description of what's needed (if you added one)
  • A due date (if set)
  • An Upload or View button
  • A Q&A link for questions about that specific document

Uploading documents

Borrowers click Upload on any item that isn't yet approved. They can select multiple files at once from their device. Files up to 50 MB each are accepted.

Once files are uploaded, the status updates automatically — from Requested to Partial or Uploaded — and you see the files immediately in your checklist.

If you mark an item Needs Re-upload, the button changes back to Upload so the borrower can submit a corrected version.


Messaging

Borrowers have two ways to communicate:

  • Ask a question (top-right button) — opens a general chat thread with you, visible to all borrowers on the file
  • Q&A on each item — a message thread specific to that document request

Both threads show your replies in real time. Unread messages are indicated with a red badge.


What borrowers cannot do

  • See other borrowers' contact information
  • See the broker-side dashboard or file settings
  • Change item statuses
  • Delete uploaded files
  • Access the portal after the file is closed

The borrower experience, step by step

  1. Borrower receives invitation email with magic link
  2. Clicks link — lands on their portal with your branding
  3. Reads your intro text (if set)
  4. Reviews the checklist — sees all items grouped by category with their current status
  5. Clicks Upload on items they're ready to submit
  6. Uses Q&A to ask questions about specific documents
  7. Uses Ask a question for anything general
  8. Returns to the portal as needed (link stays valid for 7 days; session lasts 30 days)
  9. When all items are Approved, the portal shows the completed state
