Inviting Your First Borrower

Create a loan file and send your borrower a secure magic link to their portal.

Once your branding is configured and you've created a loan file, you can send your borrower a secure link to their personalized portal. This page walks through the full invitation flow.

Prerequisites

Before sending an invitation, make sure you've completed:


Sending the invitation

  1. Open the loan file from the Loan Files list
  2. Click Send Portal Link in the file header
  3. A dialog shows the borrower's name and email — confirm it looks right
  4. Click Send

BorrowerDocs sends the invitation immediately.


What your borrower receives

Your borrower gets an email from your configured name and reply-to address. The subject line is:

"[Your Company Name] — your document portal is ready"

The email contains a single button linking to their portal. There's no account to create, no password to set — the link is the key.


What borrowers see in the portal

When your borrower clicks the link, they see:

  • Your company name and logo in the header
  • Their document checklist, grouped by category — Income, Assets, Identification, Property
  • The status of each item — all start as Requested
  • A chat button to send you a general message
  • Q&A threads on each individual document request

They can upload files for any item directly from their phone or computer. Files appear in your checklist immediately.


Magic link expiry

Portal links expire after 7 days. If a borrower's link expires before they've accessed the portal, resend a fresh one:

  1. Open the loan file
  2. Click Send Portal Link again
  3. Confirm and send

Borrowers who have already accessed the portal stay logged in for up to 30 days via a session cookie — they don't need the original link again unless the session expires.


Co-borrower access

If you added a co-borrower when creating the file, they need their own invitation link:

  1. Click Send Portal Link
  2. Use the recipient selector to choose Co-Borrower
  3. Send

Both borrowers share the same portal view and checklist. Messages sent by either borrower are visible to you and to the other borrower.


Monitoring progress

After sending the invitation, watch the Checklist tab:

Indicator What it means
Paperclip icon + count Files have been uploaded for this item
Status badge changes Item moved from Requested → Partial → Uploaded
Unread badge on Chat tab Borrower sent a file-level message
Unread badge on Q&A Borrower asked a question on a specific item

When an item shows Uploaded, open it to preview the files and approve or request a re-upload.
