Choosing a Template Pack
Understand the difference between W2, Self-Employed, and Bank Statement template packs.
When you create a loan file, you choose a template pack — a pre-built set of document requests tailored to your borrower's income type. BorrowerDocs seeds the checklist from this pack automatically so you don't have to add items manually.
Standard template packs
W2 / Salaried
For borrowers who earn W2 income from one or more employers.
Typical items included:
- Pay stubs (last 30 days)
- W-2s (last 2 years)
- Bank statements (last 2 months)
- Government-issued ID
Common add-ons (as needed): purchase contract, Social Security card, tax returns.
Federal tax returns and Social Security card copies are commonly requested in some files, but not every W2 file. Add them as custom checklist items when needed.
Available on: Free, Starter, and Pro plans.
Self-Employed
For borrowers who are self-employed, own a business, or have significant 1099 income.
Typical items included:
- Personal tax returns (last 2 years)
- Business tax returns (last 2 years, if filed separately)
- Year-to-date profit & loss statement
- Business ownership verification (license, Secretary of State filing, or CPA/EA letter)
- Bank statements (last 2 months)
- Government-issued ID
Common add-ons (as needed): purchase contract, CPA-prepared analyses, additional statement months.
Available on: Starter and Pro plans only.
Free plan users who select Self-Employed will see an upgrade prompt. The template pack selector disables these options with a note explaining why.
Bank Statement (Non-QM)
For non-QM loans where the borrower qualifies using bank deposits rather than tax returns.
Typical items included:
- Business or personal bank statements (12–24 months, all pages)
- Business ownership verification (if using business statements)
- Asset documentation for down payment and reserves
- Government-issued ID
Common add-ons (as needed): purchase contract, lender overlays (expense factors, CPA income analysis, etc.).
Non-QM bank statement programs vary by lender. Add lender-specific overlays (for example expense factor letters or CPA-prepared analyses) as custom items.

Custom templates
Pro plan subscribers can create their own templates from scratch or based on a standard pack. Custom templates appear below the standard packs in the template selector under My Templates.

Changing the template after creation
The template pack is selected at loan file creation and cannot be changed afterward. If you chose the wrong pack:
- Note the borrower's name and email
- Delete the incorrect loan file (Settings tab → Delete File)
- Create a new loan file with the correct template pack
Any custom items you added to the original checklist would need to be re-added manually.
Which pack should I choose?

When in doubt, start with W2 / Salaried and add custom document requests for anything unusual. You can always add items to any checklist after creation.
